From Farmland to Community: Overcoming Constraints to Build River Run

River Run’s development required innovative planning to transform a former agricultural property into a high-density residential neighborhood. Grading challenges, utility coordination, and stormwater management were addressed early in design to ensure efficient land use and long-term functionality. The project involved close collaboration with Spanish Fork City and utility providers to bring essential infrastructure to the site. Through strategic design and public-private coordination, River Run has become a model for compact, high-quality residential growth in southern Utah County.
